Based in Indian Wells, California.

James spent his early career inside the private family office of Jim Downey, one of Orange County’s most successful self-made entrepreneurs. There he worked on the acquisition, integration, and operational improvement of two aerospace manufacturing companies that grew to more than $300M in combined enterprise value before exits to PE-backed AC&A and Boeing. He learned the work from the inside — diligence, integration, and the unglamorous years after a close.

Pagurian, which he founded in 2013, has been involved in more than $250M of real estate across 26 properties, a self-storage platform in the Pacific Northwest, a pest control platform in Southern California, and a consumer brand.

James is an engineer by training and an operator by preference — which is why Pagurian does one deal at a time and keeps what it buys.
